Many of the properties were purchased by Gruffith and Charles Kyffin of Cae Coch and Cyffin, Montgomeryshire. Title deeds which appear to have been originally filed together, described on an accompanying slip as ‘Old writeings relating to Penbedw estate purchased by Richard Williams Esq.’ The series relates to properties of the Penbedw estate near Nannerch, now in Flintshire but previously in Denbighshire, belonging to John Hughes. The purchase deed to Richard Williams appears to be missing. The files describe the capital messuage and other properties in the township of Penbedw, 1546-1674, and lands in Caerwys and Hendregaerwys, 1582-1681.

They comprise a quitclaim of rights, dues and taxes by Robert Earl of Leicester, [?1563x1565]; a bond relating to a grant of the rectories of Chirk, Llansanffraid, Llandysilio and Bryneglwys, 1588; grant of an annuity to Sir Robert Salesbury, 1598, recovery of the manor of Llanegwest, Denbighshire rents and rectorial tithes, 1664-1668/9; and a copy will of Sir Thomas Myddelton, 1680.

Title deeds which do not fit readily into the previous categories, mainly because they name several parishes in a single transaction or they include properties which appear not to have belonged to Wynnstay. The files describe miscellaneous Thelwall deeds relating to Ruthin and Dyffryn Clwyd, 1543-1623; mortgages of the Thelwall family, 1598-1672; and the will of Robert Jones of Cuddington, Buckinghamshire, devising property in Denbighshire, 1754.

Title deeds relating to properties mainly in the parishes of Llanynys and Ruthin, but also in other nearby parishes; some had belonged to the Thelwall family of Plas y Ward and others had been purchased by Sir Watkin Williams Wynn in the eighteenth century. Some of the bundles are original, recording the acquisition of the lands in both parishes which formed the core of the Plas y Ward estate in the early fifteenth century and subsequent leases by the Thelwall family. Many of the early deeds for Ruthin supply the names of streets, landmarks and castle officials, showing the development and occupation of the town during the late medieval and Tudor periods.
