Upon the death of Sir Richard Wynn of Gwydir in 1674, his successor to the baronetcy was his cousin, Sir John Wynn. The latter had married Jane, daughter of Eyton Evans and heiress to the substantial Watstay (later Wynnstay) estate. The marriage was childless and upon the death of Sir John Wynn in 1719 his property was inherited by Watkin Williams, who adopted the additional surname of Wynn. The connection of Watkin Williams with the Wynn family was through his mother, Jane (née Thelwall), surviving grand-daughter of William Wynn. This was the estate which Watkin Williams inherited upon the death of Sir John Wynn in 1719. The main Watstay or Wynnstay estate lay in Ruabon and Wrexham, but it also included land in Bangor Is-coed, Bryneglwys, Erbistock, Gresford, Gwersyllt, Holt, Llanarmon-yn-Iâl, Llandysilio-yn-Iâl, Llangollen, Llansanffraid Glynceiriog, Marchwiail and Overton. Some properties were listed separately in previous rentals (e.g. 1706) under Valle Crucis and Wrexham Abbot, but were clearly incorporated later with the main Wynnstay collection. Properties in Eglwysegl and Dinbren originally belonged to the Llangedwyn estate but in the 19th century rentals Eglwysegl appears under Wynnstay.

Title deeds for the Wynnstay (previously Watstay) estate, mainly lying in the vicinity of Ruabon and Wrexham, Denbighshire. As well as the main Wynnstay estate, this group of deeds incorporates Valle Crucis, Llwynedd and Wrexham Abbot, describing properties in Boiston, Bromfield and Ial, and Bryneglwys, 1348-1494, 1584-1594, 1657-1792; Erbistock, Marchwiail and Overton, 1448-1555, 1637-1792; Gresford and Holt, [1509x1547], 1653-1792; Llanarmon-yn-Ial, 1515-1584; Llandysilio-yn-Ial and Llanferres, 1347-1348, 1547-1614; Llangollen, 1555-1734, 1856; Ruabon, 1435-1859; Wrexham, 1293, 1394, 1617-1848; and miscellaneous Denbighshire deeds, [?1563x1565]-1680.
